Documents vs. Instruments

Document -- means the entire writing offered for registration and may include one or more instruments.

Instrument -- means a legal writing that gives formal expression to or agreement requiring a separate
                    index entry.

Examples of Documents with Multiple Instruments

Deed with release of deed of trust = 2 instruments

3 assignments in one document = 3 instruments

4 releases of deed of trust, one document = 4 instruments

Deed of Trust with assignment = 2 instruments
